The Brief

Designed by AWW Architects, The project includes the design and construction of a 348-bed Student Accommodation development comprising of both self-contained studios and en-suite cluster flats with shared lounge kitchens. The development also provided a reception, staff management suite, student amenity areas (including laundry facilities), and an internal landscaped courtyard. The development also includes 2 commercial units and a stand-alone Grade 2 Listed Building, subject to separate planning permission.

The Challenge

One of the main challenges from this scheme was the Grade 2 listed building which was situated between two of the student accommodation blocks. This building had to obtain its own planning consent and the main contractor had to procure a separate specialist restoration contractor to complete the refurbishment works. As with all listed buildings, the alterations had to be carefully considered and signed off by the planners, heritage officer, and building control. Another challenging process on this scheme was that the client sold the building partway through the build process. This required clear and regular communication between all parties to ensure both the client and purchaser were more than satisfied with the end product.

The Outcome

The scheme is due to achieve practical completion in August 2021. The project is currently reporting ahead of programme despite the difficulties of COVID 19 and the scheme being sold mid way through the development.
