The Brief

Designed by CJCT Architects, the project consisted of the construction of 3 blocks standing at 8, 11 and 15 storey’s, containing 353 student bed spaces (55 cluster flats and 55nr studios) and 3 commercial units over ground Mezzanine levels.

The Challenge

As a complex site with a number of design and logistical challenges to overcome throughout the design and build process, it was clear from the outset that careful and considered programme management was key to the success of this development. Not only was the site directly over the Victoria Tube Line, but it was also immediately adjacent to the Blackhorse Lane Tube station / railway line. Additionally, the site formally stood as a petrol station where much of the infrastructure associated with this was still within the ground. All of these components required a significant amount of statutory authority / Network rail approval. From a design point of view, the entire structure had to be considerate of the weight limitations dictated by the above factors. A complex piling sequence, lightweight steel frame / brick slip system had to be carefully coordinated within a tight programme.

The Outcome

Chris worked closely with the client and developer alike to manage complex design changes effectively and within budget. Despite experiencing significant delays as a result of the COVID 19 Pandemic, outstanding teamwork and collaboration meant that all students moved into their new home on time.
